Choosing a Roofer

Before investing your money and time in re-roofing house property, you should carefully pre-qualify and choose a professional roofing contractor. Here are some of the guidelines that will help you choose the roofer that is right for you:

  • Make sure the standard project/safety procedures and processes are in place. Request to have the contractor explain the company’s project supervision and quality-control procedures. Some of the important things to ask are the name of the person in charge of your project, number of workers required and estimated project completion time.
  • Make sure the roofing contractor has a valid contractor license and is bonded. You may want to contact the Contractors State License Board for verification. Also find out how long the roofing contractor and his company have been in business.
  • Does the roofing contractor have an office where you can go to talk with an employee? For example, is there a permanent business office location, phone/fax number, tax identification number and a business license/certification? Is the company available by phone or email to answer any questions that you might have?
  • Do ask the roofing contractor for a proof of insurance, and make sure the insurance coverage is valid for the duration of the project. You may even want to call the insurance company yourself to verify that the company is still insured. If anything happens during the project, you may possibly be responsible for the accidents or damages that may occur on your property.
  • Make sure the company provides its employees with the proper work/safety training and has liability insurance and workers’ compensation in place.
  • Make sure the roofing contractor is financially stable.
  • Ask for examples of previous projects. Perhaps, the roofing contractor may be able to provide you with references.
  • Be sure that the roofing contractor provides you with a detailed, written proposal and review it for complete description of the work and specifications, including estimated project start and end dates and payment procedures.
  • Make sure that the company is licensed and approved applicator by the manufacturers for the roofing materials you have chosen to use.
  • Find out if the roofing contractor is a member of any industry associations, such as Diamond Certified or Associated Roofing Contractor of the Bay Area Counties. This demonstrates the company’s commitment to professionalism and customer satisfaction.

    • Diamond Certification is an independent rating company that actually calls the company’s customers & conducts surveys to verify that the company is consistently delivering a quality product.
    • If the company holds one or more of the associations’ memberships, contact those associations to make sure there isn’t any previous complaints filed against the roofing contractor.
  • Find out what type of warranties the company offers. Read carefully and understand your rights clearly before signing the contract.
